The BCIT Campus Services Building is a two-storey, 35,000 square foot mass timber facility that consolidates Corporate Services, Campus Development, Project Services, and Facilities Management into a single building. The building anchors the new Trades & Technology Complex and brings together essential campus departments such as Facilities, Capital Investment, Operations and Maintenance, Procurement, and Logistics.

The building sits on a concrete slab-on-grade foundation, with CLT shear walls that provide the essential lateral stability. Glulam columns, beams, and CLT floor panels form the gravity system and contribute to the overall sustainability and efficiency of the timber system. Complementing the main structure, three covered exterior areas are defined by further glulam framing, forming north and south-facing views that offer sheltered outdoor space.

The building’s mass timber structure is purposefully exposed wherever possible on the interior, supporting BCIT’s Living Labs initiative to transform new campus construction into opportunities for applied research and hands-on education, making the buildings themselves a living example of advanced, sustainable construction practices. A central atrium acts as a light well, drawing natural light deep into the building from above. This is combined with a shallow floor plate to maximize daylight potential.
