The City of Vancouver’s Broadway Plan has paved the way for a 19-storey residential tower with a podium and two levels of underground parking in the Mount Pleasant neighborhood.

Located near the intersection of East Broadway and Fraser Street, this tower will offer 176 secured purpose-built rental homes and is comprised of 143 market rental units and 33 below-market units, ranging from studios to three three-bedroom homes. Additionally, the development will feature a childcare facility, and shared amenity spaces for all residents on the second, fifth, and rooftop levels.

The 20-storey concrete residential tower is designed with a central reinforced concrete core, serving as the primary seismic force-resisting system to ensure stability against lateral loads. A transfer slab at Level 2 redistributes loads to accommodate variations in the architectural layout below, while typical concrete slabs from Level 3 to the roof provide structural efficiency. The design integrates exterior amenities and family play spaces, incorporating suspended podium terraces to enhance livability. Two levels of below-grade parking feature reinforced concrete walls and slabs to withstand soil pressures, with integrated waterproofing for long-term durability. With its thoughtful structural design and community-oriented spaces, the building enhances the urban landscape, offering safe, functional, and family-friendly environments that contribute to a vibrant and evolving neighborhood.

This tower marks the first high-rise in a residential zone under the Broadway Plan, with further developments expected in the area as part of a broader vision for growth in Mount Pleasant.
