Portwood, a new master-planned community set to transform Port Moody, spans 23.4 acres, with twenty buildings ranging from four to nineteen storeys. The community will offer a mix of affordable rental, market rental, and market housing, featuring 1,590 strata units. More than 70% of the site will be dedicated to green space, including parks, urban forests, streams, and a multi-use trail system.

Fast + Epp is working on the wood frame buildings within the first three phases of this community. The first phase of the project, known as The Creek, will provide 325 affordable rental units, and is being developed by BC Housing in partnership with EDGAR. This phase encompasses three 6-storey buildings. Two of the buildings are connected with a large breezeway. There is an expansive three storey underground parkade.

Phase 2, The Gardens, is a U-shaped, 6-storey multi-unit residential building, which will offer 219 strata units, including ground level townhomes. The ground level townhomes are cast in place concrete across a double height podium, and the units above are comprised of stick frame construction. There is an expansive two storey underground parkade in this phase.

Phase 3, The Hub, is envisioned as the heart of the community and will feature two 5-storey buildings, encompassing 154 market rental homes, alongside a 19,000 sq ft retail space housing for a grocery store and café, as well as a childcare facility on the ground floor of the second building. There is a single storey concrete podium for this program, and stick frame residential units above. There is a large single storey underground parkade in this phase.

The full Portwood development is planned to be completed over seven phases by 2036, with the first three phases—The Creek, The Gardens, and The Hub—set to be completed between 2027-2028.
