The project will be a model of sustainability, with a strong commitment to using natural, recyclable building materials sourced within 800 km of the site, aligning with eco-conscious building practices. The development incorporates Passive House Design Practices to ensure energy efficiency and comfort, including solar control, reduced thermal bridging, enhanced insulation, and Heat Recovery Ventilation (HRV) systems.

The structure is comprised of cast in place concrete at the lower levels and at the podium. Above level 2, the superstructure switches to wood stick frame. A feature two-way spanning CLT canopy connects the podium together with the upper massing block.

The design combines traditional and contemporary materials, featuring natural finishes including wood, stone, stacked brick, pre-finished cementitious cladding, and aluminum screen elements. The building’s lobby features an extended canopy and an all-glass front wall that welcomes residents and visitors alike.

A large, perforated metal screen featuring a custom art motif, created in collaboration with a local First Nations artist, adds a meaningful cultural touch while defining the space and enhancing the public realm. The use of similar perforated metal privacy screens on the balconies creates a visually engaging rhythm, extending the lobby’s artistic expression throughout the building’s exterior.
